Move-In and Move-Out Cleaning for Commercial Spaces: What's Included

Whether you're vacating a lease or occupying a new commercial space, move-in/move-out cleaning goes far beyond what regular janitorial service covers. The goal is to bring the space to a condition that's either lease-return ready or occupancy ready — clean enough to pass inspection, impress a new tenant, or set a professional tone for your first day.

What Move-Out Cleaning Covers

  • Deep clean all floors — strip wax from hard floors, extract carpets, scrub tile grout
  • Clean inside cabinets, closets, and storage areas (empty or not)
  • Clean all windows, glass partitions, and window sills inside
  • Deep clean restrooms — remove calcium buildup, scrub grout, polish fixtures
  • Clean HVAC vents and return covers
  • Remove all trash, debris, and abandoned items
  • Wipe all walls, baseboards, and light switches

What Move-In Cleaning Adds

Move-in cleaning includes everything above, plus sanitization of all surfaces before you place furniture and equipment. This is especially important for medical offices that need to meet hygiene standards from day one. Many tenants also want air duct cleaning before occupancy if the space was vacant.

Typical Pricing

Move-in/move-out cleaning is priced per project, not per visit. Expect $0.15–$0.35 per square foot depending on the condition of the space and the scope. A 3,000 sq ft office in reasonable condition typically runs $450–$1,050. Severely neglected spaces cost more. We provide a fixed quote after walkthrough — no surprises.
